<h4>Condo, Townhome, High-Rise, Loft, Single-Family Home? What&#8217;s the Difference?<img id="_x0000_i1028" src="http://www.unidrain.com/pages/townhouse_en-gb.html/$File/townhouse_reference.jpg" border="0" alt="" width="278" height="278" /></h4>
<p>We often get asked the question what the differenceÂ is between a condo, townhome and a single family home.Â  With the rise of young professionalsÂ purchasing and empty nesters often withoutÂ children condos and townhomes are becoming moreÂ popular.Â  Here&#8217;s what you need to know.</p>
<p>The easiest way to think ofÂ a condo is a anÂ apartment that is invividually owned.Â  OftenÂ condos will be converted apartments or have theÂ look and feel of an apartment.Â  The pros ofÂ condominiums is that they are often easy, &#8220;lockÂ and leave&#8221; places.Â  If you travel often orÂ want low maintanence condos are the perfectÂ choice.Â  Many times condos utilities areÂ covered in the HOA dues and most of the repairsÂ are covered.</p>
<p>This varies association to association.Â  CondosÂ are generally less expensive than single familyÂ homes aside from some intown condos that are moreÂ pricey based on location.Â Â OwnersÂ alsoÂ share ownership of common areas.</p>
<p>In a condominium the owners is generallyÂ responsible for everything in the interior of theÂ condo.Â  The exterior is usually coverd by theÂ association through blanketÂ insurance.</p>
<h4>Townhome</h4>
<p>A townhome is one of a row of homes sharing a commonÂ wall.Â  Unlike condos townhomes own the actualÂ land the townhome sits on.Â  There is likely shared ownership of common areas similar to aÂ condo.Â  Be aware that townhome HOA dues mayÂ not cover blanket insurance meaning if you have toÂ replace a roof it may be yourÂ responsibility.Â  Townhomes generally have aÂ small backyard patio and some included attachedÂ garages.</p>
<h4>Highrise</h4>
<p>Although not common in Dallas,Â highrises scatter the US major metropolitan areasÂ and are a way of life. Generally highrises areÂ similar to condos in associations and what theÂ associationsÂ cover. Highrises tend to be moreÂ strict on pet restrictions and some contain lavishÂ amenitiesÂ such as onsite gym, meeting room andÂ extravagant pools.</p>
<h4>Lofts</h4>
<p>Lofts are usually Â convertedÂ industrialÂ buildingsÂ that have been turned into living spaces.<br />
Lofts gained popularityÂ in the late 50&#8217;s andÂ 60&#8217;s of Manhattan when artists andÂ musiciansÂ converted abandonedÂ EastÂ Village industrial spaces to use as studios.</p>
<p>LoftsÂ usuallyÂ have no actual bedroomsÂ and consist of all open space.Â Â LoftsÂ usuallyÂ have expostedÂ brick and anÂ industrial look.Â  Most lofts are located inÂ downtownÂ Dallas.Â  Lofts generallyÂ function as condos with regards to associationsÂ and ownership.</p>
<h4>Single Family Homes</h4>
<p>Single family homes are prettyÂ self-explanatory.Â  You own the land that yourÂ survey specifies and the physical structure.</p>
<p>You have noÂ conjoiningÂ walls and areÂ responsibleÂ for insurance and any repairs you may have to makeÂ on the home.Â  Generally single family homesÂ appeal to a broader range of people because theyÂ often contain more than 2 bedrooms and have aÂ broad range of affordability andÂ choicesÂ available.</p>

<p>The Bishop Arts District is a small, quaint shoppingÂ and entertainment area in North Oak Cliff,Â Dallas.Â  A trolley stop along Davis was onceÂ one of Dallas&#8217; busiest trolley stops.</p>
<p>WithÂ the rise of bus transportation, indoor malls andÂ changing demographics, the once bustling BishopÂ ArtsÂ District slowly went into decline in theÂ mid-60&#8217;s.</p>
<p>It wasn&#8217;t until Jim Lake of Jim Lake PropertiesÂ picked upÂ many of the abandoned buildings inÂ the early &#8217;80&#8217;s and started to revitalize theÂ area.</p>
<p>Today the Bishop Arts District boastsÂ several botique shops, eclectic restaurants barsÂ and several coffee shops andÂ artÂ galleries.</p>

<p>Now that the holidays are over Sellers are putting homes on the market and Buyers are taking advantage of the tax credit.Â  There still is a surplus of foreclosures and short sales but according to a recent comment by D Magazine Coorespondant, Candy Davis, the good news is &#8220;investors are coming back into the market, buying up foreclosures on the courthouse steps to re-sell or rent.&#8221;</p>
<p>This means that there are investors out there to soak up the inventory.Â  Although, this is good some experts feel real estate will never be the same and it may &#8220;return to the 1960&#8217;s when fewer Americans owned homes.&#8221; (D Magazine, Candy Evans) which is much better than when loans were being given out to anyone with a pulse.</p>
<p>Gone forever are the days of flipping and zero down payments but the outlook is positive, especially for Texans.Â  The Texas job market is still heatlthy with more created every day and the real estate is very affordable.Â  Now is a great time to buy and if you already own a great time to buy an investment with interest rates and prices at all time lows.<br />

<p>Now that the holidays are over Sellers are putting homes on the market and Buyers are taking advantage of the tax credit.Â  There is still a surplus of foreclosures and short sales but according to a recent comment by D Magazine Correspondent, Candy Evans, the good news is &#8220;investors are coming back into the market, buying up foreclosures to re-sell or rent.&#8221;</p>
<p>This also presents a great opportunity for home buyers to take advantage of great foreclosure deals.Â  On a whole the country&#8217;s outlook is good Freddie Mac&#8217;s chief economist Frank Nothaft, said: &#8220;The Federal Reserve recently reported positive news in both the housing market and the overall state of the economy in its January 13 regional economic report&#8230;.Economic activity improved in 10 of its 12 districts.</p>
<p>Home sales&#8230;increased due in part to the home-buyer tax credit and house prices appeared to have changed little since its last report.&#8221; The bottom in home pricing appears to have formed in many areas of the country.</p>
<p>This makes the outlook for the Texas real estate market in 2010 even more positive.Â  The Texas job market is still healthy with more created every day and the real estate is very affordable with .Â  Now is a great time to buy and if you already own a great time to buy an investment with all time low interest rates and prices.<br />
